Today's resale market is not any fun for Sellers! Prices have dropped dramically from their 2005 highs, and yet well priced, clean homes are selling in as little as 30 days. The average days on market is down below 90 for the first time in several years.
...today we are seeing a turnaround (most experts agree that the bottom occured in the spring of this year) with increased volume and price stability after the losses we experienced in 2007 and 2008.
The good news is that once you have experienced the pain of selling your present home, you will be able to take full advantage of the lower prices when you purchase your next home
Multiple offers are still the norm in the lower price ranges while the highest level of inventory remains in the luxury marketplaces like Paradise Valley, Scottsdale and Fountain Hills. Full recovery in those markets is likely to require the return of jumbo financing options. Until then, sales of high end homes will continue to lanquish.
Current Market News
REOs accounted for only 44% of the market down from 51% in September while the total closing volume bounced above 8,000 once again. New home buyers scrambled to cash in on the $8,000 tax credit. Investors paying cash and closing quickly continue to dominate the marketplace. New home inventory is reported to be historically low.
Pending sales remained above 12,000 and actives with contingencies add an addtional 6.000 homes poised to close in the coming months. Anyway you do the math, 2009 promises to go down as one of the banner years in the Phoenix market, falling just short of the phenomenal numbers set in 2005 & 2004. With a little tail wind we may even close mroe than the 97,508 that closed in 2004 (76,905 have closed as of November 2, 2009).
Of course with home prices hovering around the 2003 level the high volume may be sore solace for most home sellers.
